Creating an energy certificate

What is an energy certificate?

 

An energy certificate is a document that is valid for 10 years from the date of its issuance and presents the energy performance of a building. The purpose of the energy certificate is to provide information to building owners and users about its energy performance, energy consumption and possible suggestions for reducing or improving overall energy performance.

 

 

Appearance and content of the energy certificate

 

The appearance and content of the energy certificate are prescribed, and mandatory energy certification of buildings in the Republic of Croatia was introduced by Article 15 of the Law on Physical Planning and Construction (Official Gazette 76/07, 38/09, 55/11, 90/11), and is implemented according to the Regulations on Energy Audits of Buildings and Energy Certification of Buildings (Official Gazette 81/12, 29/13 and 78/13).

 

The energy class is indicated on the energy certificate in letters along with a numerical representation of the required thermal energy for one year for a specific building. The energy class is the amount of energy consumed per square meter, and is expressed in kWh/m2. The classes are marked with letters from A to G, the letters A and A+ denote buildings with very low energy consumption, while the letters at the bottom of the scale represent buildings with high energy consumption.

 

 

Real estate purchase and sale and energy certificate

 

An energy certificate is required when buying and selling real estate for every building (apartment, house, business space...) larger than 50 m² and industrial buildings that are larger than 50 m² and are heated to a temperature above 18˚ or cooled below 12˚.

The Construction Act ("Official Gazette" No. 153/13, 20/17, 39/19, 125/19) prescribes fines of HRK 15,000 to 30,000 for legal entities and HRK 5,000 to 10,000 for natural persons who, as owners of a building or a specific part thereof, fail to obtain an energy certificate before selling it.

 

 

The price of producing an energy certificate

 

The maximum price for issuing energy certificates for buildings is prescribed by the Decision of the Ministry of Construction. We will make you a special offer for your property, depending on its complexity.
